Total Management is a web-based property management software designed for managing both residential and commercial properties by property managers and owners. The software offers complete accounting solution and can be accessed from anywhere. The software supports unlimited number of users and training and onboarding assistance to ensure your success.

GP Software, the company behind Total Management, was found back in 2007. The company is headquartered in Cleveland, Ohio and is popular for providing residential and commercial property management solutions. The company has won Find The Best Award 2012 for Best of Property Management Software.

Total Management can be used by residential and commercial properties of all sizes but is suitable for midsize and large properties that are looking for a property management solution. Main features and functionalities

Total Management’s property management solution offers two screening packages, can automate various processes and built-in credit, eviction and criminal screening features. The property management part features screen tenants, manage late rent, letter wizard, simplified moving, payment entry, security deposits, tenant portal, work orders, online marketing and CAM & Tax reconciliation features.

The property management software offers easy navigation and quick access to unit statuses, occupancy, tenant information, payment information and simple tenant move tool. The customer support of Total Management offers live chat assistance, video tutorials showing workflows and email support. The software also supports multitasking and managing multiple properties at the same time. The accounting part offers accounting center, budgeting, dashboard reports, duplicate invoice catcher, vendor management, viewing class and unlimited users.

What is the actual cost?

Total Management’s one-time startup package is available for $500 and Property Sites website is available for $750. The residential price plan costs $1 per unit per month and the commercial price plan costs $2.50 per unit per month.
